There are around 47,000 realtors in the Miami Association, and I’m a Broker-Associate at London Foster Realty in Miami Beach. Around 350 of us went on a Trade Mission to Dubai, UAE from Sept 21-27, 2019. Our host, Shadi Bteddini of Century 21 UAE was both our host and sponsor, and facilitated the opportunity we were given, to learn and get certification to sell investment property in Dubai.

It was an amazing experience, and I’ll be traveling there in the future. The investment opportunities, which include guaranteed returns (anywhere from 5-10%, from 3-10 years) are truly exceptional, and there are considerable tax benefits and advantages to owning investment property there. Since I’m not an accountant, I cannot give ANY tax advice; however, I can both discuss what I know, and help you locate investment property there that has a significantly higher ROI, than in the United States. (There is no income tax, sales tax, capitol gains tax, and other investment incentives.)

I got my first real estate license back in 1997, when the average income could not qualify for the  average sale price of a home, and before many of today’s creative financing products existed. I moved to Las Vegas in 2005, experienced short-sales, foreclosures, and all the REO’s when the market crashed back in 2008. Had a team back in 2011, using all kinds of lead generation and marketing systems and supported an office. I’ve been using 3D Virtual tour technology, creating content and websites, doing online marketing for myself and other agents since 2016, when I also got my Broker’s license in Miami, Florida. Since then, I’ve been to Dubai, UAE (and got my DIPC – see above), Doha, Qatar, and Muscat Bay, Oman, making contacts from all over the world, and I participate in several International Committees and Professional Groups in both Las Vegas, NV and South Florida. More trips to Germany, The Bahamas and several other locations are part of my future. And I know a lot more about real estate, technology, systems, marketing, and bringing value to a transaction, than most agents.

• There will be a split, based on experience.

Part of the reason has to do with the training and time investment by me, to on board you. The other part, which is where  most brokerages fall short, has to do with marketing, content creation, and lead generation. Since I’ll be paying for that, and being part of my team, you won’t have to – which is why most agents have trouble generating leads, that money has to come from somewhere, and the split is where it comes from.

• You will receive training, knowledge and insight like you cannot get anywhere else.
• You’ll have to sign a Non Disclosure, Non Compete Agreement, due to the/my intellectual property that you will learn and benefit from.
• You’ll have access to 3D Virtual Tour technology and marketing like very few other agents, as well as an understanding of how to use it to generate business from it.
